Information lenders can act on

Commercial and residential construction loan inspections, progress reporting, and pre-construction document and budget reviews—organized around the lender’s requirements.

01 / Residential

Residential construction loan draw inspections

JoNoah visits the project site to observe construction progress and prepare a status report for the lender. Reporting can address individual construction phases, overall completion, and items that require clarification.

  • Estimated completion of applicable construction activities
  • Progress photographs and observations of visible site conditions
  • Comparison with the draw request and available supporting information
  • Questions, discrepancies, or concerns identified during the review

02 / Commercial

Commercial construction loan draw inspections

Commercial construction progress reporting connects site observations with the project’s draw documentation to support the lender’s construction loan disbursement review. The scope is established with the lender to reflect the project, construction stage, and reporting needs.

  • Progress review by construction phase or schedule-of-values item
  • Review of draw requests and supporting payment documentation
  • Review of schedules, change orders, stored materials, and retainage where included in scope
  • Photographs and a written summary of findings for lender review

03 / Before construction

Pre-loan & pre-construction reviews

Review the construction package before funding or work proceeds. JoNoah examines the documents supplied by the lender to identify inconsistencies, missing information, and budget or schedule questions.

  • Plans, specifications, and available permits
  • Construction contracts, budgets, and schedules of values
  • Project schedules, contract exclusions, allowances, and contingency assumptions
  • Relevant geotechnical and environmental reports supplied for review, including their implications for the construction budget

The review scope is agreed for each assignment. Reviewing third-party reports does not constitute a new engineering design, environmental assessment, or guarantee of project completion.

Common questions

Before you request an inspection

What information is needed to get started?

Begin with the project city and state, project type, requested service, and timing. JoNoah will confirm availability and arrange the appropriate method for sharing draw requests and confidential project documents.

Can reporting follow our lender’s format?

JoNoah works with lender-specific reporting requirements, including Built, Land Gorilla, and conventional written formats. Confirm the required format and access arrangements when requesting the assignment.

Does a draw inspection replace a building-code inspection?

No. A draw inspection reports observed construction progress for the lender. It does not replace inspections by the local authority or specialist testing. The lender retains responsibility for its lending and disbursement decisions.

How are timing and coverage confirmed?

Availability depends on project location, scope, site access, and the requested date. Contact JoNoah to confirm the assignment; no inspection is scheduled through this website.
